# How much rent can you charge for a one-bedroom flat in Stockholm?

The rent you can charge for a one-bedroom flat in Stockholm is determined by market prices, not by law. The landlord and tenant must agree on the rent amount under Chapter 2, Section 1 of the Privatuthyrningslagen (Private Rental Act, 2026:772). The rent must be fixed at a specific amount and cannot contradict what the parties have agreed. For a one-bedroom flat in Stockholm, market rent varies depending on location, standard and condition.

The Privatuthyrningslagen (2026:772) requires that the landlord and tenant agree on the rent amount before the contract is entered into. 1. **Research market prices** – Look at what other one-bedroom flats cost in the same area on housing portals and Facebook groups.
2. **Assess the flat's standard** – Is it furnished or unfurnished? New or older kitchen and bathroom?
3. **Factor in utilities** – Decide whether rent should include heating, electricity and water, or whether the tenant pays these separately.
4. **Write the contract** – Document the rent amount, payment date and what is included in the rent.
5. **Inform the tenant** – Present the rent before the contract is signed so they can accept or negotiate.
6. **Update annually** – You can increase rent according to the contract, but inform the tenant in good time.

## Can you increase rent during the contract period?

It depends on what the contract says. The Privatuthyrningslagen allows the parties to agree on increases. For example, you can write in that rent increases according to the contract or according to inflation.

If the contract says nothing about increases, you cannot raise the rent without the tenant's agreement. If the tenant refuses, you cannot force an increase — you must either accept the old rent or terminate the contract when it expires.
